What changes the price

Every roof is measured and inspected before we quote. These are the things that move a job up or down the range:

Roof size

Prices are per square metre of ceiling, so the area to be done is the biggest factor.

Roof pitch and access

A low-pitched roof or a small manhole means slower, more careful work in a tight space, which sits at the top of the range. A high roof with good access sits towards the bottom.

What is in the roof

Heavy droppings, nesting material, old loose-fill or several layers of old batts take longer to vacuum out than a single layer of tired batts.

The R-value you choose

Higher R-value batts are thicker and cost more to supply. We recommend an R-value for your home at the assessment.

Brisbane homes

Many Brisbane homes are Queenslanders and post-war timber homes with metal roofs, which get very hot in summer. Raised timber homes can also be insulated underfloor, which is priced separately.

What R-value do Brisbane homes need?

Brisbane is in climate zone 2 under the National Construction Code. You can check your address on the ABCB climate zone map, linked under Sources below.

For a new home built to the NCC 2022 deemed-to-satisfy provisions in climate zone 2, the minimum ceiling insulation for a pitched roof with a flat ceiling is R2.5 to R4.0, depending on the roof colour, whether the roof space is ventilated and whether there is reflective foil or insulation under the roof (ABCB Housing Provisions, Table 13.2.3c). A darker roof needs more, because it absorbs more summer heat.

Upgrading the insulation in an existing home doesn't have to meet the new-home minimums, but they are a sensible starting point. We recommend an R-value for your roof at the free assessment.

Frequently Asked Questions

How much does insulation removal cost in Brisbane?

Old insulation removal in Brisbane typically costs $15–$30 per m² of ceiling, about $1,800–$3,600 for a 120 m² ceiling. Your price is confirmed in writing after a free on-site assessment.

How much does it cost per square metre to insulate a ceiling in Brisbane?

New Knauf Earthwool® ceiling batts typically cost $15–$30 per m² installed in Brisbane. With old insulation removed first, the full job typically costs $30–$60 per m².

What is the best insulation for a Queenslander with a tin roof?

Ceiling batts do most of the work in a Queenslander, and a metal roof benefits from a higher R-value because it gets so hot. Brisbane is climate zone 2, where new homes need R2.5 to R4.0 ceiling insulation depending on the roof colour and what is under the sheeting. We recommend a product for your roof at the assessment.

Is it worth upgrading the ceiling insulation in a Brisbane home?

In a hot climate, ceiling insulation keeps summer heat from the roof out of the rooms below. If your insulation is thin, settled or contaminated with droppings, replacing it is usually the single biggest comfort upgrade for the money.
